How to Reach a Borrower before They Get a Lis Pendens
I receive calls every day from Realtors that ask me how they can get in contact with clients that are currently 30,60,90 days past on their note and have not incurred a Lis Pendens yet. Their main interest is that the Notice of Default lists that they are using for marketing are not closing well for them. The cause those listings tend not to close well is because once the borrowers information goes public they are flooded with phone calls and direct mail. The next greatest issue is that many times once an Lis Pendens has been written out, the client might have already abandoned the dwelling.
The good news is that there is a way to contact the borrowers when they are only 30,60 or 90 days past on their deed. Our company has the ability to acquire listings of borrowers as they have missed a payment, instead of once an NOD has been published. By reaching borrowers in this position they are perfect for short sale leads. The clients have just missed their 2nd or 3rd deed installment and they need to make a determination shortly if they need to be able to salvage their property and credit. It is up to you to serve these clients to make that choice and show them the benefit of a Short Sale or Loan Modification.
